Applicants are responsible for compliance with any private covenants. Covenant rules and regulations must be honored in addition to City Code. Licensees who are not in compliance with covenants and cannot use the license will not receive refunds.

A business license has an annual fee of $35, with additional fees from the City of Woodland Park Planning Department, found in City of Woodland Park Ordinance 919, Series 2024.

Short Term Rentals
The City of Woodland Park defines a ‘Short-Term Rental Unit’ as a dwelling unit, or a portion thereof, that is rented or utilized for furnishing lodging accommodation and occupancy for any period less than thirty (30) consecutive days. This is different from traditional commercial lodging such as a hotel, motel, bed and breakfast, inn or lodge, which offer a room for transient lodging accommodations to members of the general public.

Yes. Effective April 1, 2024, the City of Woodland Park will once again issue licenses for new short-term rental units. Operators who already have a license for 2024 can continue to operate through December 31, 2024. Any new licenses being requested, as well as all licenses after December 31, 2024, must comply with all requirements found in Ordinance 1469 and Ordinance 1472.

"Accessory dwelling unit (ADU)" means a clearly subordinate habitable living unit added to, or created within a single-family dwelling or attached garage, or created within a detached garage accessory to a single-family dwelling, provided the habitable living unit is located on the upper level of the detached garage. A habitable living unit means that there are contained within the unit the basic requirements for living, sleeping, cooking (i.e., complete kitchen area with cook stove, oven, refrigerator, and sink), and sanitation. Primary unit is the term used to refer to the portion of the single-family dwelling or the garage that is not the ADU.

There are a number of factors considered in determining guest occupancy (i.e. number of bedrooms, number of parking spaces, primary residence status). The maximum number of guests for each STR unit is determined by the Planning Department at the time the initial permit is reviewed. The approved guest limit is then documented on the short-term Rental Business License that is issued.
